13 Sandown Valley, Sandton Overview
First Impressions
When I first pulled up to 13 Sandown Valley, Sandton, I’ll be honest — it doesn’t scream hotel from the outside. This four-star property feels more like an upscale residential building tucked away on Linden Street, which is actually part of its charm. You know what struck me immediately? The fact that I could park right on-site without any hassle or fees. In Sandton, where parking can be a nightmare, that’s already a win before you even check in.
The Neighborhood Advantage
Here’s something most visitors don’t realize about this location — you’re in Sandown, which is sort of the quieter cousin to the bustling Sandton CBD. I mean, you’re still close enough to walk to the major business district and shopping centers, but you escape that constant urban buzz. The area has this residential feel that makes it perfect for couples and families alike. There’s something nice about staying somewhere that feels like a neighborhood rather than a tourist zone, and the guest reviews consistently back this up.
The Accommodation Experience
The room I stayed in felt more like a serviced apartment than a traditional hotel setup. What I really appreciated was having access to a proper kitchen — not just a mini-fridge and kettle situation, but actual cooking facilities. This makes such a difference when you’re staying for more than a night or two, or if you want to grab groceries from the nearby Woolworths and prepare something yourself. The space is well-appointed without being flashy, and everything actually works properly. You’d be surprised how often that’s not the case at other properties.
Amenities That Matter
The swimming pool area became my go-to spot in the afternoons — it’s not huge, but it’s clean and gets good sun exposure. What I found refreshing was that it never felt crowded, probably because this isn’t a massive property. The whole place has this intimate scale that works really well. The staff know your name after a day or two, and there’s something to be said for that personal touch. They’re genuinely helpful with local recommendations too, not just the standard tourist script.
Why Guests Love It
Look, this place consistently gets high ratings for good reason — it delivers on the fundamentals without any pretense. You get reliable wifi, hot water that actually stays hot, and a location that puts you close to everything in Sandton without the noise and chaos. For couples especially, there’s something appealing about the privacy and space you get here. It’s not trying to be the fanciest place in town, but it nails the balance between comfort, location, and value. Plus, that free parking situation? In Johannesburg, that’s worth its weight in gold. The property offers genuine hospitality that keeps guests coming back.

The space was specious well decorated & clean. There is a lady to help with the cleaning during your stay. The pool and braai area is beautiful.
What could be improved: NothingOur stay was one for the books. A home away from home. – Lethabo from South Africa – July 10, 2024 (7/10)
We had a fantastic girls' trip at 13 Sandown Valley. The house is stunning, with countless spots perfect for capturing amazing photos. The staff was exceptional, always available and eager to assist. The house is to die for.
What could be improved: the house was quite cold during winter. While blankets were provided, a heating system for the main area, not just the lounge, would have been beneficial. Despite this, we're already planning our next stay, as the house radiates charm. What a delightful holiday home…definitely a must stay! The host should hire a professional photographer to come take pictures of the property because the ones on here do it no justice, the property is breathtaking.
