I’ll be honest – when I first walked into 1804 Franklin 3-Bed Penthouse with Rooftop Jacuzzi, I wasn’t quite sure what to expect from a three-star place in this part of Johannesburg. The Franklin building itself has this sort of converted industrial vibe that’s become pretty popular in the city center lately, and while the lobby won’t blow you away, the elevator ride up to the 18th floor definitely builds some anticipation. Once you step into the penthouse though – well, that’s where things get interesting. The space is genuinely huge for what you’re paying, with those floor-to-ceiling windows that give you this sweeping view over the city that honestly makes you forget you’re not staying somewhere twice the price.

The three bedrooms are laid out really thoughtfully, which I appreciated since I was there with a group and nobody felt like they got stuck with the short straw. The main bedroom has this en-suite that’s actually quite nice – good water pressure, which you know can be hit or miss in older buildings. But let’s talk about what everyone really comes for: that rooftop jacuzzi. I mean, you can see it from the photos, but experiencing it at sunset with the Johannesburg skyline stretching out in front of you? It’s pretty magical. The rooftop area itself is private to the penthouse, so you’re not sharing it with other guests, and there’s enough space to spread out with some drinks and just enjoy the evening. I will say the jacuzzi takes a while to heat up, so plan accordingly – we learned that the hard way on our first night.

Location-wise, you’re right in the thick of things on Pritchard Street, which means it can get a bit noisy during the week – nothing terrible, but if you’re a super light sleeper, maybe pack some earplugs. The building has decent security, which is important in this area, and there’s actually underground parking included, which saved us a lot of hassle. You’re walking distance to some great restaurants and bars, and honestly, being this central made exploring the city way easier than I expected. The apartment itself has a full kitchen that’s well-equipped if you want to cook, though with Johannesburg’s food scene right outside your door, I’m not sure why you would. The WiFi was solid throughout our stay, and the host was pretty responsive when we had questions. It’s not luxury by any means, but for the price point and what you get – especially that rooftop situation – it’s actually quite a find in this part of the city.
