4 on Pritchard Luxury Suites Overview

I’ll be honest – when I first pulled up to 4 on Pritchard Luxury Suites, I wasn’t sure what to expect from this corner of The Franklin in Johannesburg. The building sits quietly on Pritchard Street, and you know what? That actually turned out to be one of its biggest strengths. While the city buzzes around you, this place feels like you’ve found this little pocket of calm that most visitors walk right past.

The suites themselves really live up to that luxury part of the name, I mean, these aren’t just hotel rooms with a kitchenette thrown in. Each one feels more like a proper apartment – the kind where you actually want to cook breakfast instead of rushing out for coffee. The living areas have this modern but not sterile vibe, with these huge windows that let in all that gorgeous Joburg light (honestly, the morning light here is something else). What really got me was the attention to details that matter when you’re staying somewhere for more than a night or two. The kitchen actually has proper knives, the wifi doesn’t cut out every ten minutes, and – this might sound silly – but the shower pressure is absolutely perfect. You’d be surprised how many four-star places get that wrong.

The Franklin neighborhood itself is having this interesting moment right now. It’s not the flashy part of Johannesburg that everyone talks about, but there’s something authentic about it that I really appreciated. You’re close enough to walk to some genuinely good restaurants (there’s this Ethiopian place about three blocks over that locals actually go to), but far enough from the tourist crowds that you get a real sense of the city. The staff here seems to get that balance too – they’re helpful without being hovering, and they actually know the area well enough to give you directions that don’t involve major landmarks. Parking was easier than I expected, which honestly surprised me given how chaotic Johannesburg traffic can be. The whole check-in process was refreshingly straightforward too, none of that endless paperwork and upselling you get at bigger hotel chains. I stayed here during what I later learned was peak business travel season, but the place never felt rushed or overwhelmed. If anything, the other guests seemed to be a mix of business travelers who clearly knew what they were doing and a few leisure visitors like me who’d stumbled onto something good. It’s the kind of place where you end up extending your stay by a day just because leaving feels like more hassle than it’s worth.

Reviews of 4 on Pritchard Luxury Suites

  • Pleasant stay in a lovely big apartment for our holiday – Vanessa from Australia – August 5, 2025 (9/10)

    Lovely big apartment
    Everything that we needed

What could be improved: Location a bit worrisome

  • Finally, think Good experiencg – Iino from Japan – July 20, 2025 (9/10)

    Host is a gentle man.

What could be improved: The elevator does not come before eight o’clock.
It is not enough to supply hit water.

  • I travel along a lot and I would have felt safe staying along, I hope to revisit – Karen from United States – March 31, 2025 (8/10)

I enjoyed the apartment concept; my friend and I had the two bedroom/two bath and enjoyed our own space and bathroom. It was much larger than expected with a full kitchen and tv area. The front desk attendees were very accommodating one gentleman even went out to get us a bottle of wine because he felt that it was too late for us to walk to the store. Anytime we left someone escorted us to our vehicle rather it was a tour bus picking us up or an Uber. The only downside I had was the area doesn't have much going on once all the businesses close for the day, but it wasn't a problem getting to restaurants/the social scene.
THANKS for a safe and relaxing stay I would definitely revisit.

  • Roomy apartment and modern touch – Robin from United States – March 27, 2025 (7/10)

The apartment was spacious rooms and the manager was great.

What could be improved: The apartment was nice. The water from the shower got over the whole bathroom floor because the shower door didnt close properly. The elevator was dirty and you had to call security to get the elevator to come to our floor. The overall building could be spruced up some more. The hotel is in a not some nice area, so we didn't go out at night.

  • Hidden Gem in the CBD – Reabetsoe from South Africa – January 29, 2025 (9/10)

One of my favourite places for a stay-cation with the missus. It's a hidden gem in the CBD, with great views and the service provided by the host was exceptional.

What could be improved: The lifts in the building requires one to have patience, only one works and not fully functional on all floor. Added to that, there aren't stairs, so you really have no choice but to be calm and wait.

  • Welcoming Host. Comfortable Stay – Kgomotso from South Africa – December 23, 2024 (8/10)

The Host (Qiniso) was very welcoming. I received a warm welcome. The apartment was very homey and neat

What could be improved: I would have loved if there was an iron. but other than that, everything was perfect

  • Good – Ngcobo from South Africa – October 28, 2024 (7/10)

    The place is quiet

What could be improved: The booking App shows 900 but I was charged 1200

    No true reflection

  • Overall good stay – Nkhululeko from South Africa – March 26, 2024 (8/10)

The view was perfect and the kitchen space

  • Down town Joburg – Liam from United Kingdom – October 31, 2022 (8/10)

Absolutely stunning apartment give it a go

    What could be improved: Nothing

  • Wonderful – Tebatso from South Africa – October 2, 2022 (9/10)

The host was very welcoming and the bedroom is very comfortable 👌
