I’ll be honest – when I first pulled up to Arcon Accommodation 12 on Friedland Avenue, I wasn’t expecting much. The building has that straightforward, no-nonsense look that screams “budget-friendly,” but you know what? Sometimes that’s exactly what you need. This three-star spot sits in a pretty decent part of Johannesburg, and after staying there twice now, I’ve got to say it grows on you.

The thing about this place is that it gets the basics right without trying to be something it’s not. My room was actually bigger than I expected – nothing fancy, but clean and functional with decent WiFi that didn’t cut out every five minutes (honestly, such a relief after some other places I’ve stayed in the area). The staff at reception were genuinely helpful too, not just going through the motions. When I needed directions to the Rosebank Mall, the guy behind the desk actually drew me a little map showing which streets to avoid during rush hour. That kind of local insight is worth its weight in gold when you’re trying to navigate Joburg traffic.

What really sold me on Arcon Accommodation 12 was the location – you’re close enough to the action without being right in the thick of things. Sandton’s business district is maybe a 15-minute drive away, and you can actually find parking around here without selling a kidney. The neighborhood has this lived-in feel, with proper grocery stores and those little corner cafes where locals grab their morning coffee. I mean, it’s not the fanciest area, but it feels real, you know? There’s a decent restaurant called Flames just down the street that does incredible peri-peri chicken – the kind of place you’d never find in a guidebook but locals have been going to for years. The only thing I’d warn you about is that Friedland Avenue can get a bit noisy during morning rush hour, so if you’re a light sleeper, maybe ask for a room facing away from the street.

Look, this isn’t going to be your Instagram-worthy luxury experience, and the 7.1 rating pretty much tells you what you’re getting into. But sometimes you just need a clean, safe place to crash that doesn’t blow your budget, and Arcon delivers on that front. The hot water actually stays hot, the air conditioning works (crucial during Joburg summers), and there’s something refreshing about a place that focuses on doing the fundamentals well rather than trying to dazzle you with amenities they can’t properly maintain. If you’re looking for marble bathrooms and a concierge, keep looking. But if you want a solid base for exploring the city without the premium price tag, this place has quietly become my go-to when I’m in town for work.

  The location was safe and comfortable, all necessities are located in the room and they aren't being shared with anyone else.
  
  What could be improved: The water was only hot for a few seconds and turned cold mid shower. The shower head had leaking problems and lastly we experienced no electricity for 2 hours.

  The host made a curtesy call to confirm with us if we are still coming.I didn't respond cos I was on the road at that time.
  
  What could be improved: There is no sign outside with the name of the B&B.We were outside for a while in the cold and darkness not sure which one of the houses around that was the B&B.They really need to put a sign outside.it was dark and dangerous to stand outside not knowing where to go.
