I’ll be honest – when I first pulled up to Insignia 312 on Patricia Road, I wasn’t quite sure what to expect. The building sits quietly in this residential pocket of Sandown, and you know what? That’s actually part of its charm. This isn’t one of those towering glass hotels screaming for attention along the main Sandton drags, but rather a four-star boutique spot that feels more like a well-kept secret.

The moment you step inside, there’s this immediate sense that someone actually thought about the design here. The lobby has this warm, contemporary feel – not trying too hard to impress, but definitely succeeding anyway. What really struck me was how quiet everything was, despite being so close to Johannesburg’s business heart. I mean, you’re literally minutes from Sandton City and the Gautrain station, but the residential setting on Patricia Road creates this buffer that keeps the city noise at bay. The staff genuinely seemed to care about getting things right too – check-in was smooth, and they actually knew the neighborhood well enough to give proper restaurant recommendations (not just the usual tourist traps).

The rooms themselves hit that sweet spot between business-hotel functionality and actual comfort. Mine had this lovely view over the quiet residential streets, and honestly, after a long day of meetings in the CBD, coming back to something that felt more like a stylish apartment than a hotel room was exactly what I needed. The beds are properly comfortable – none of that rock-hard nonsense you sometimes get – and the bathroom setup is smart without being flashy. What I really appreciated was the attention to practical details: decent lighting for actually working, plugs where you need them, and blackout curtains that actually block out the morning sun if you need to sleep in. Parking was straightforward too, which anyone who’s tried to navigate Sandton will tell you is no small thing.

Here’s what makes this place work, though – it’s got that neighborhood feel while still being incredibly well-connected. You can walk to some genuinely good local spots for dinner (there’s this excellent little place just a few streets over that locals actually go to), but you’re also a quick Uber ride from anywhere you need to be in Sandton or broader Johannesburg. The 8.2 rating makes perfect sense once you’ve stayed here – it’s not flashy luxury, but it’s thoughtful hospitality done right. I’d definitely come back, especially if I wanted to feel like I was staying somewhere with a bit of personality rather than just another corporate hotel tower.

Johannesburg travel planning should be done early, especially during peak season when the city hosts internationally celebrated events and festivals in Newtown and other iconic cultural districts.

  Modern room and perfect bed and bedding. Tv in rooms. Wifi etc. Very nice looking, but dirty. Geyser solar unit dropped from 60 to 17 degrees after 2 people took quick short shower. Broken cupboard handles and lightfitting spotlight hanging out. Remotes not compatible for decoder tv. Kitchen fridge tray broken pieces off. If you watched the dishes, water temp dropped 40 degreed. And we luckily didn't have to watching our hair.
  
  What could be improved: All above and special request for gas braai. That was there, but filthy black old grease all inside and under braai ignitor could not alight gas it was broken. Not easy to get place to clean it with degrease and braai dish. Was a mission to get cleaned up before our guests go there all at the same time. We just used the one grid when we got it cleaned. I used a hair brush to scrape it off and clean. Maybe a bigger drum would be better. There was no soaps and shampoo. Staff tried to help to get cleaning products to me to clean the grid. Only the one aircon worked to heat up room. Other wasn't working. And the front door key lock didn't want to work.

  The place is infested with cockroaces, especially in the kitchen. Cockroaches crawled in bedrooms and bathrooms. Please fumigate the whole place.

  Bed was very comfortable. Beautiful location, well decorated.

  the location was perfect, it is near sandton city mall, the security was on point.
  
  What could be improved: the property does not have power back up, and the WIFI backup does not last long. kitchen towels were left in the washing machine and some dirty plates and pots wear left in the dash washer.the geyser at some point stopped working .

  The pace is absolutely amazing, 10 minutes to Mandela Square and the location is perfect for those who like checking sides 🤞🏾👌🏾
