I’ll be honest – when I first pulled up to The Houghton Villa on 7th Avenue, I wasn’t entirely sure what to expect from this three-star place. You know how it is with boutique hotels in Johannesburg, they can either be hidden gems or well… not so much. But this one actually surprised me in the best way possible.

The villa sits in this quiet residential pocket of Houghton, which – if you know Joburg at all – is one of those leafy, established neighborhoods where you can actually hear birds instead of traffic. I mean, you’re still close enough to the city center that you won’t be stuck in the middle of nowhere, but there’s something refreshing about staying somewhere that feels more like a friend’s upscale house than a typical hotel. The building itself has this old-world charm that honestly works better than I expected – sort of colonial meets contemporary without trying too hard. When I checked in, the staff genuinely seemed to know what they were doing, which sounds basic but you’d be amazed how often that’s not the case.

What really won me over, though, was how they’ve managed to create this intimate atmosphere without making you feel like you’re imposing on someone’s personal space. The rooms are comfortable (mine had this great view of the garden area), and while it’s not going to blow you away with fancy amenities, everything works properly and feels thoughtfully put together. The breakfast situation was actually quite good – fresh, local ingredients and they don’t rush you out the door at some ridiculous early hour. Parking was straightforward too, which anyone who’s driven around Johannesburg will appreciate more than they should have to.

Here’s the thing about The Houghton Villa that I think makes it worth considering – it strikes this balance between being affordable and still feeling special. You’re not getting five-star luxury, obviously, but you’re also not dealing with the impersonal corporate hotel experience or dodgy budget place concerns. The neighborhood gives you easy access to Rosebank and Sandton without the chaos, and honestly, after spending days in the busier parts of the city, coming back to this quiet tree-lined street felt like a bit of a retreat. It’s the kind of place where you can actually relax in the evening instead of just crashing before another hectic day.
